Your estate agent may be able to sell your house but will it be a stress free and enjoyable experience for you and will they get the best result for you?

I often talk about how clients should #Expectmore, but what does that actually mean? 


There is a lot more that you should be expecting - selling your house is not just about waking up one day, putting it on the internet and agreeing a sale the next. 

To ensure you get the best result there needs to be a marketing plan and strategy to fully present your home in the correct way, to the correct buyers.


When selling your home, you should EXPECT the following:

1: An Agent who takes as much pride in your property as you do, that means taking off shoes and ensuring anyone viewing is politely asked to do  the same.

2: An Agent who is polite to your potential buyers, this goes a long way to encouraging any potential buyers to offer on your property.

3:  An Agent who ensures that all photographs present the property in the best possible way, no photographs on wonky angles, no photographs of cluttered rooms, no gardens with toys all around or full of weeds and grass needing a mowing!  These photographs are where your buyer makes their initial decision to come and have a look at the property.  Take a look and think, COULD the pictures be better? If the sun was not out when the outside shot was taken, has the agent come back and taken a new one when it was?! In this age of digital photography it is so easy!

4: An Agent who is always working for you and your required result.

5: An Agent who is contactable when YOU NEED them to be, so before 9, after 6, Saturdays, Sundays, Bank Holidays ... the list goes on - if you want to talk to the person entrusted to sell your home, you should be able to when YOU WANT to. You should not be restricted to talking to a new member of staff who does know your property, you should not be restricted to calls during 'Office Hours'.

6: An Agent who is open to conduct viewings and valuations when it suits you or your buyer - this may be at 7pm when everyone is home, it may be on Sundays....when YOU or YOUR BUYER are free is when the agent should be.

7: An Agent who provides you good honest advice that can supported by evidence if needed, with so much data available, the agent should share this with you, after all it is your house!

8: An Agent who provides you the best level of Internet Exposure - currently Rightmove and Zoopla are the two largest property sites available for potential buyers, you should Expect your agent to use them.

9: Finally you should EXPECT an agent selling your house would want to work with you to ensure the process is stress free for you and that you get what YOU WANT, IT IS YOUR HOUSE!
