Having rented a property myself, I have seen first hand how poor the service in the lettings industry is. Tenants are as important as buyers and their journey is just as important. Landlords are entrusting a letting agent to look after their most valuable asset, and from the levels of service provided I have seen their trust is not re-paid.
With our sales service we have a simple set up, a top class level of service and a transparent fee set up with no hidden extras. We aim to provide an all encompassing service for landlords and tenants, that provides the very best level of service with a clear and transparent fee setup.

Most agents have a fee for their service, and then lots of extra charges – I do not believe this is fair, so have tried to create a simple tarriff of services, please see below.

Full Written and Photographic Inventory – 10% of monthly rental plus VAT
Gas Safety inspection and certificate – £100 plus VAT
PAT (electrical) test and certificate – £100 plus VAT
EPC – £75 plus VAT
Tenancy Renewal and Rent review – £75 plus VAT
Tenant Find – 80% of first months rent plus VAT – no set up fees
(if you wish us to collect rent – there is a 5% plus VAT charge)
Fully Managed – 10% of the monthly rent plus vat – £200 plus VAT set up fees (including all marketing and Agreements)
Lost or replacement keys charged at cost of replacement and 10% plus VAT
Holding deposit is 1 weeks rental, Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing)
Deposit of 5 weeks rental (held in approved Government scheme)
Variation of Contract e.g adding in a pet clause after a tenancy has commenced or an additional tenant or removal of tenant (Tenant’s Request) – £50.00 (inc VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of the new legal documents
